Checklist for Buyers:
- Are your finances in order? Deposit sorted, applied for the loan with the lender?
- Contract of Sale- Are the special condition that you want noted in the contract? We highly recommend that you organise reviewing the contract by the Conveyancer/Solicitor before we sign it, so there are no unwanted surprises after the contract is being signed.
- Have you organised to check the certificate of title to see if there are any easements or covenants affecting the property? Are there any restrictions?
- Are there any family court orders, caveats or other interests registered on the title which will stop settlement from occurring?
- How much are the council rates, water rates and land rate per year?
- If the building is a new home, is there an occupancy certificate?
- Are all the services (water, sewerage, gas, electricity & telephone) connected to the property?
- Is the property affected by owner’s corporation or strata title and what are the fees per annum?
- Is it going to be Cash Settlement, or have you received loan approval? Property Certificates takes minimum 2 weeks to a month, so settlement must be booked accordingly, or penalties might be applicable by the seller.
- Please organise final inspection with the agent, in less than a week before settlement and raise defects/queries to our office with proof if applicable. Also, kindly check if special condition (if any) is satisfied. Property should be in the same condition as the day of sale.
- After the settlement is complete, we will advise you and you can pick up keys from the agent’s office.
Checklist for Sellers:
- Please submit us the latest council, water certificate, owners’ corporation and fully executed Lease (if applicable) and instruct us to prepare Contract of Sale and Section 32
- Please submit us completed Vendor questionnaire at the earliest, which will be vital to create Section 32.
- Submission of Draft Contract of Sale and Vendor Statement to the agent and client.
- After Fully executed Contract of Sale and Vendor Statement is received, we will note key dates and organise settlement accordingly.
- Please provide access to the property for final inspection a week before settlement.to the buyers (through the agent). Also make sure that any special condition is completed as per Contract of Sale.
- Kindly organise to leave the keys with at the agent’s office.
- When settlement is complete, agent will hand over the keys to the new purchasers once confirmation is received by our office.
